What are measurement services?

Measurement services are just what they sound like: Based on what you need, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement service, a certified appraiser measures your property with a measuring tool — either a tape measure or laser measuring device. As they tour the house, they notate the layout of the rooms and other features, like closets, hallways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser writes up a report and a more detailed sketch showing the total square footage and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services necessary?

Disputing real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from various sources, and occasionally go unproven — which means you may be paying for more space than you actually own! Unless a certified appraiser has performed a recent appraisal or home measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before disputing what you're taxed. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a home or property

A home floorplan service will secure fair market value for your home. Area is one of the most important factors potential buyers consider when purchasing a home — but since these values are frequently approximated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the selling price of the home as well as the number of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a recent appraisal or measurement service executed by a certified appraiser (after any renovation that might have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that properly reflects market value, we suggest requesting a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your attention to detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for getting potential buyers interested since they can see the layout and features of the property before and after a tour.
